Should You Have Your Own Agent First?
If you're thinking of new construction, I recommend you go in with an agent that represents you, and only you. Many buyers go in it alone, and the builder's agent ends up representing the buyer as well as the builder. Undoubtedly, the builder’s agent will always have the builder's best interest in mind (that builder may be the source of a lot of business for that agent).
Your agent can help with negotiating upgrades in the home, track allowances, recommend financing (if you choose not to use the builder's "preferred" lender), and help oversee the building process and inpsection.
Take your own agent with you to the initial meeting with the builder. That way the builder knows you are represented from the beginning.
